[board] Log Cabin Lease agreement

On July 1, 2026 a motion was made and approved to extend the lease on the
log cabin by a majority vote on electronic email.  WE have secured a lease
on our space at the Log Cabin through August 2027.  As was to be expected
the lease price has increased to $200 per month from $180 previously.
However, since we have been long term customers we are actually getting a
break on the monthly rental as they are now renting it out at $100 per hour
(which would be $300 instead of our $200).

I have attached the rental agreement along with rules and requirements
which we need to familiarize ourselves with in consideration of the
upcoming pot luck.  Outside alcohol beverages are prohibited and can result
in the event being shut down.  If we hold the pot luck at the Cabin,
will need to inform our members that  any adult beverages will need to be
purchased from the dug out bar (bringing in your own bottle of wine not
allowed).

Our lease is for 12 months ending next July.  We also are being charged for
the month of July 2026 at the old rate of $180.

I was unaware of the $1MM liability policy that is mentioned in the email
below and is part of the lease agreement.   Obviously, we will need to have
this and I will find out more information and report back.

Finally, our fiscal year-end is June 30th.   I have filed the required tax
forms with the IRS and State of California confirming our status as a
non-profit operating with gross receipts of less than $50,000.

Hello Gary:

Many thanks for the payment today to secure 12 meetings at the Log Cabin on
the first Thursday of each month for the Marin Beekeepers Association.  The
meetings are from August 2026 through August 2027. We are delighted to
welcome you back.

You will find an itemized receipt attached for your records, along with
your facility rental agreement which I need you to sign and return to me.

(Note I also charged for one unpaid meeting in July)

Additionally I have attached a copy of our cleaning guidelines for you to
review, as you have opted to clean and break down after each session.  As
stated in the agreement, no alcohol is allowed on our property unless
purchased through our licensed bar.

Last but not least, we will need your up to date event insurance policy on
file, before the next meeting, with us, as a rider on the policy. It's
super easy to obtain at ...

INSURANCE: All Clients hosting a private event shall name American Legion
Post 179 as additional insured for an amount of $1 Million on their
liability policy for dates of usage. Host liquor liability to be included
if serving alcohol. Evidence of insurance must be presented prior to your
event )
